Scandinavian Design – sofas and couches

Through the last 10 years, Scandinavia has been promoted as an epicenter for new trends. Some of these trends are rooted in competences, that have evolved for decades in an auspicious environment.

Especially the trend of Scandinavian Design is a result of such an evolution. After WWII the environment of furniture design in Scandinavia, was highly influenced by the democracies that were characteristic for the Scandinavian countries.

design-scandinavian

The expression’s distinctive were a will and focus to combine beauty and functionality. When the history of design is examined; a clear pattern of rich people has had a monopoly on beauty emerge.

The Scandinavian design paradigm has challenged this pattern and is therefore often called democratic design. In aesthetic terms it has resulted in a minimalistic design paradigm with straight lines and focus on functionality and ergonomics.

The Breakthrough

When pinpointing the drivers for Scandinavian Design’s breakthrough, it is necessary to mention the Stockholm Exhibition in 1930 as an important event. At the Stockholm Exhibition, functionalism had it breakthrough as a concept designers and manufacturers would use as a guideline in their work.

Functionalism as a design concept is always taking the context into account. The basic idea is that a designer can put as many functions and features into a product, but if it isn’t useful in the users situation the designer has misunderstood the context.

furniture

Another historical important factors for Scandinavian Design was mass production, which kept the production cost on minimum and gave the companies economic of scale.

At the same time there was also a proactive movement in Scandinavia to promote Scandinavian Design.

The Lunning prize was a proactive initiative, which is named after the owner Frederik Lunning of Georg Jensen.

Every year from 1951 – 1970 to Scandinavian designers were awarded with the Lunning Prize. The Lunning prize was a big player in establishing the concept and profile of Scandinavian Design.

The phrase “Scandinavian Design” was coined through a large exhibit tour called “Design in Scandinavia” in America and Canada from 1954 – 1957.

How to furnish with Scandinavian Design today

With the emphasis upon functionality that is embedded in Scandinavian Design, it is important to be aware of what atmosphere you want in a room and what functions that is suitable for that atmosphere.

The living room is a good example of a room that is hard to furnish, because it has multiple purposes. Some use the living room as the families cave other use it as room for guests. In Denmark it was in many years normal to have two living rooms, where one of them was decorated for everyday use and the other for guests.

The family cave as a I call the cosy, relaxing and time-consuming living room can bear a couch that is really big and can contain the entire family, because it’s not a problem that family members touch each other and sees each other, when they are in the midst of a not so charming and comfortable moment of relaxation.

The above picture is an example of a couch in Scandinavian Design, that could be used in the family cave. It has the straight lines, but the designer has chosen to shape the couch with a broad and deep seat, which makes it more to a comfy couch than a sit-up-straight couch.

Check out this Murphy bed couch as well.

The couch below on the other hand doesn’t have the thick pillows that makes you want to lay down or sit in weird positions. At the same time the seat is narrower and it’s possible to sit with the knees in a 90-degrees angle. This makes this couch more suitable for guest, where the purpose isn’t relaxation, but a cultivated conversation over a great cup of coffee.

small-sofa-couch

Sofa from Holmris – Denmark.

The living room is one of the hardest rooms to decorate, because it’s importat to the entire family and the couch is maybe the hardest furniture to choose, because it can afford the loving touches in a family and the good moments in a way no other furniture is able to.

The different types of Murphy beds

During the last 10-20 years a lot of new Murphy bed systems has involved on the American market. Some systems are direct variations on the original Murphy beds while others are totally different in the design.
first-murphy bed

The original “bed in a closet” design.

One of the more original new designs includes the desk, which you can work with during daytime, and foldaway when the bed flips down.

den-der

This solution is incredible because not only will it let you hideaway the bed, but it would also work as a desk, which you can fold away when the bed appears at night.

Another clever design is the bed and sofa and one solution.

When you turn the bed a sofa appears that you can use during the daytime. It’s perfect for the teenager’s room or the kids room or even in the living room.

murphy-bed-with-sofa

These great solutions are quite costly but when you think about the added value you get the the extra room in your house – it all really comes back to you again very quickly and that a one-time investment.

Within a year of two you will have your money back and then year after year you can enjoy your new bed, and you can save money. Plus you get a lot of other functions into the room.

If you are looking for a great overview of all the different bed systems, you could look at this pace, and check out all the different solutions.

You can also find a DIY plan, and info graphics among other things:

Here you will also find a list of Murphy bed stores sorted and grouped into states and cities, which can be really helpful when you’re looking for a local store in your neighborhood.

You might also enjoy the historic overview of the involvement of the Murphy bed from the first idea and patent in the US, to all the other solutions that followed that original patent.

How to how to secure your Murphy bed on the wall

The first thing you want to make sure when you build your own Murphy bed is that it will never come out of the wall.

You need to get it very close to the wall and then you need to take some screws, drill holes into the back of the bed and fasten it into the wall. This is the only way you can make sure it will never come down upon you.

But before we can do so we need to make sure that the framing unit and the bed itself fits tight together because they need to work very well together for many years and as soon as you have that issue fixed you can move on.

Fasten the frame unit into the wall now. When you have done so make sure that the bed can easily move down.

header

The best Way to do this is to place the bed up against a solid wall preferably it should be a brick wall. If you cannot use a solid brick wall you will need some special attachment system to make sure the wall will keep the bed in an upright position.

When you buy a new Murphy bed you can be pretty sure it will come with a proper attachment system. If you build your own bed system you have to make sure to get a hold of the right equipment, so the bed will be rightly secured.

Plasterboard walls needs special plugs to hold the screws under high pressure, so make sure you get that.

You will need at least 3 inch screws to hold the bed anything less won’t work in the long run.

The best way to go around it is to have an assistant helping you one person to hold the bed and one person to drill the holes, Mark all the parts and put in the screws finally.

These bed systems has had a strong come-back during the last couple of years. More and more people move into the cities, and as apartments get smaller and smaller, the need for that extra space is increasing.

Build a Murphy bed with Ikea mattress or extra storage:

Ikea has been in front, when it comes to optimizing small spaces, but you won’t find Murphy beds at Ikea, so instead it can be a good idea to do a little DIY project.

We have built our own Murphy bed, which is a little more advanced than the ones above, as we have built in extra storage behind the bed, to utilize the space better.

We wanted closets, that were deeper than a standard bed, so we decided to make the bed system deeper too.

It has been a fun project, and we are very happy with how it all turned out. Here you can see the result:

apartment

The way we hold the bed on the picture makes it look heavy, but it is light and the pistons makes it very easy to lift.

You can read more about this bed here.

We spend 3-4 days building it after careful planning, and if you are interested in building one like it you can get the DIY plans here.

Scandinavian (Swedish) Design inspired by the Ikea trends

If you are into Scandinavian design like the Swedish influenced Ikea designs, you should check out this wall bed system, that has a dining table attached to the front.

It’s very well designed, and the finish of the furniture is just over the top. It’s made to fit well with the typical white lines of Swedish designs, and it will look good in most clean and minimalistic homes.

This bed system however is not from Ikea, it is made by the Italian design company called Clei. They specialize in high-end design for the modern home, and with a strong focus on space saving furniture. Which is why the wall bed series is very famous.

It’s a family company just like Ikea, and it is still run by the family who founded it many years ago.

If you happen to go to Scandinavia, and stumble upon an Ikea store, you might be surprised to find, that the prices are actually a bit lower. The reason is that in Scandinavia you find plenty of minimalistic designs with strong lines, and the Ikea concept is branded as lower middle-class furniture.

This is a classic example of the Ikea design with white finish and a minimalistic feel:

ikea-bed

Foto courtesy: Ikea.com

Today it is a worldwide company, and many Americans believe that Ikea is actually an American brand and that it is owned by Americans, but the truth is that it is Swedish and founded by Ingvar Kamprad. You will also recognize, that many of the brand names on the packaging are Swedish names like:

  • SPARSAM: means “economical or sparely”
  • DAGSTORP: An old Viking memorial
  • KNUTSTORP: A castle in South Sweden

Voila! a few seconds later this amazing piece of space saving furniture has morphed into a full-size bunk bed. Perfect for having guest stay over for the night.

Amazing engineering

The engineering and planning that goes into this design is simply amazing. The team behind Clei has done several cool designs, but this sofa is just over the top.

See all Murphy bed stores in U.S here.

There are many bulky and clumsy designs, where you compromise on the design part, when you try to add multiple functions to a piece of furniture, but not on this one.

Video of the bunk bed system from Hollywood.

They even managed to implement a protection barrier and a ladder into the design, so you don’t have to store these elsewhere. They could have been hidden below the couch, but no – they are beautifully integrated into the system.

Dimensions and technical aspects of the bunk bed couch

The sofa dimensions are 81.1 x 35.4 x 37.4 inches, and the bunk bed dimensions are 81.1 x 35.4 x 54.7 inches. You have 26 inches between the two beds, so there’s plenty of space.

The bunk bed system is piston operated, which means it is nicely adjusted and easy to handle. It has fully removable covering, which means you can wash it and clean it when needed.

Each bed can hold 330 lbs (150 kg), and the weight of the furniture is not listed.

6 coolest Murphy beds (outside the box)

We have tried to find some of the most alternative solutions for installing a Murphy beds.

Some people go to great lengths to hide the bed in a funny and creative way.

The first design is a Castle Murphy bed – a fun idea for the kids room.

The bed is hidden in the design, and you might not even realize that this decoration double functions as a bed. We love the creativity that has gone into this design – even the locking mechanism on the front looks really cool!

There’s also a version for the girls, with a more pink / princess feel to it:

castle-murphy-bed-girls

Wouldn’t you love to go to bed, if you were a kid and you could sleep in a bed that seems to be taken right out of fairytale-land?

The next one is for the little astronaut, who wants to take off into space every night. It’s designed to look like a spaceship.

When the bed is down there are some cool lighting inside the bed frame. It looks cool when the light is turned on at the small “towers” on the side of the construction.

These cool Murphy bed designs for kids are from Etsy.

There are also funny ways to hide your bed, even if you’re not a kid anymore. This next bed is hidden inside an old piano frame.

From the outside this bed looks like an antique piano, but when you open it up you get surprised!

We have focused on the more affordable beds on the market, as the high end Murphy beds often are not affordable for people living in small apartments.

Most of these beds are plain and simple designs, and if you want to add another function, it is pretty easy to attach a table or a desk to the front to make it work double duty.

A little background on the contemporary Murphy bed

The Murphy bed is actually a rather old invention. It was first introduced by a guy named Murphy, who want to invite a girl to his apartment, and at the time it wasn’t appropriate for a you guy, to invite a girl into his bedroom. So he got an idea. Why not build a bed, that can fold into the closet during the day? And out of this idea the original Murphy bed was built.

The Murphy bed as we know it today has been redesigned over and over again, and today it has a much more modern and timely design. Old Mr. Murphy created a company with Murphy beds, that would fold into a closet-like piece of furniture.

The more modern bed systems we have today are more advanced. The design is more sleek and often comes with white panels and nice features like bed lamps and night fold out night tables.

What the future of Murphy beds?

The Murphy beds has had a huge comeback during the last decade. The change in the economy has changed the financial situation for many families across the world, and more and more people choose to live in smaller apartments and smaller houses.

See a list of Murphy bed stores for each state here.

This has resulted in a price drop on Murphy beds, and when sales go up, you also see new players enter the market. A lot os innovation and creativity has gone into designing better and more sophisticated beds ,with new features like sofas in front, foldable writing desks etc.

For the modern couple living in small city apartments, these beds are increasing in popularity, and we think the prices will go down further, as younger and younger families start to implement Murphy bed systems in their homes.

The beds must match the other furniture in the room, and for a timely and well designed living room, a nice white Murphy bed – with a table on the front – can be a brilliant solution. We think these multi function Murphy beds will start popping up in regular furniture shops (at least in the bigger cities), and here endless possibilities for young designers, to enter the market with nice modern designs.

Horizontal wall bed

We have found this horizontal Murphy beds online, a great solution with a desk in front, that pops out when the bed is in upright position.

It’s the perfect solution for a kids room, where you want to be able to do homework and play during the day, and have easy access to the bed at night.

It can also work well in the home office, as you have a full size writing desk, where you can place your laptop and books.

This Wall bed is a traditional Vertical version

Vertical Murphy bed

If you are thinking about whether to choose a horizontal or vertical wall bed; you should consider how it will be used. A horizontal bed can be a good solution for old people, because you don’t have to reach as far up.

Sideways wall beds can fit everywhere

In case you are looking for beds for a hotel or other places with little space, you might be considering various kinds of options like a wall bed, that will flip up sideways.

The most important factor is often the budget, and with the present global economic recession a lot of us struggle to be able to get a nice place to stay. With a wall bed you can get that extra room.

Thinking of choosing a sideways mounted Wall bed?

A Wall bed is a built-in solution, that can hide your bed inside an enclosed cabinet. These beds are available in all sizes from twin, full, and queen size, and we can recommend mounting it horizontally, as it will take up less space on the wall, and be a beautiful solution.

See all Murphy bed stores in Hawaii here.

Wall beds can be opened vertically from head to foot or side-to-side. You just lower the front panel, and the legs can flip into place. You need to know that its cabinet must be anchored to the wall firmly, so the bed wont fall on you (or the kids).

The moment you open it, the pillows and the mattress are unstrapped, and you can instantly get set for sound sleep.

Benefits of choosing a horizontal Wall bed

With a small space you can still enjoy the full pleasure of living comfortably, all the joy anyone can enjoy in a small apartment with a wall bed.

It brings a beautiful artistic design to your home with a simple cabinet design, and it has known to be the choice of children, in homes where they are being used. The kids playing room will always look lively, just flip the bed to horizontal position, and the room is ready for play.

It is cost effective in the longer run; and you tend to enjoy value for your money when you purchase a Wall bed.

Wall beds has been designed and tested, and you just need to make sure they are secured to the wall.

Full size Murphy bed

Most Murphy beds are full size beds, meaning that you don’t have to compromise on comfort and space, in order to get a fully functional wall bed installed in your apartment.

With a big sized Murphy bed you sleep like a baby

One of my least favorite chores as a child was making my bed. Come to think of it, even as an adult it is still one my least favorite chores.

How many times have I heard my mother complain about my bed being a mess, or worry about guests coming into her room, because she hadn’t had a chance to make the bed?

No doubt about it, order and neatness affect everything from a guest’s first impression to our ability to work efficiently in a given environment. Clutter creates chaos.

Getting lazy are we?

Now, I know that sounds lazy right? Admittedly it is a little lazy, but I still like the idea. Time is at at stake, and the quicker I can make the bed, the better.

Even the largest Murphy Beds usually pivot easily with the help of pistons, so minimal strength is required to lift the bed or fold it down at night.

No more fighting with your kids or nagging them to “make their bed.” Instead, all they need to do is lift the bed up in the morning, and the job is finished. Imagine also how easy it would be to clean under a bed that folds into the wall?

Toddler Murphy Bed

Toddler beds usually take up a lot of space – space that could be used for play and fun during the day. So it can be a good idea to get a Murphy bed instead, to get some extra space to play with the Dolls and Lego blocks.

A Murphy bed can do the trick, but the more we think about it the more sense it makes to install a normal sized Murphy bed instead of a Toddler Murphy bed, because either way you save a lot of space.

How many years ahead will a TODDLER SIZED Murphy bed be relevant?

You need to think about for how long a kids-size bed is useful in your case, because a Murphy bed takes more time and money to install than a regular bed, so make sure you end up with a solution you can use for many years ahead.

So if you are pretty sure this will be your only or last kid, it might not be worth it, but if you are planning on having small kids for many years to come, it can be a good idea.

You also need to think about whether you are going to stay in your house / apartment long term (unless you want to bring the bed along to the next place), because the next buyer might not be looking for a room with a small Murphy bed.

featured3

A standard size Murphy bed might be a better solution…

A small Murphy bed might not save you extra space

When the toddler sized Murphy bed is folded up, it will take up almost the same amount of space as a regular Murphy bed.

The good part about these kind of beds is, that they don’t take up much space when in vertical position, and that means that you might as well invest in a normal sized Murphy bed.

A toddler Murphy bed can ONLY be used by a toddler

Another aspect could be the opportunity to use the bed for an adult, when having guests sleeping over. That will not be possible with a toddler bed.

Who knows – maybe the toddler will grow up soon enough, and you would like use the room as a guest room. That’s only possible if you choose a normal size bed instead of a bed system for kids.

Well we didn’t come up with a lot of good arguments for investing in a Toddler Murphy bed, but I hope this gave your some new perspectives on how to make sure you get the best bed for your toddler room, and if you have any questions or other ideas make sure to put them in the comments below 🙂

Murphy bed mattress thickness

Murphy beds have become increasingly popular during the last couple of decades, and in case you wonder whether they are comfortable to sleep in we have made this article about the mattress in a Murphy bed.

How thick can the mattress be?

Most Murphy beds you find in furniture stores will fit a spring mattress of 11″, meaning that the bed will be just as comfortable as an ordinary bed. That means that you can use an mattress you already have, or you can buy a really comfortable mattress to use with your new bed.

11-inches-spring-mattress

That being said you might consider saving some space here, if you are comfortable sleeping on a hard mattress.

If you like to sleep on a hard mattress (like me) you can choose a mattress that is thinner, and choose a more sleek design for your Murphy bed, that will take up less space against the wall.

Video about whether or not Murphy beds are comfortable:

How important is the “space saving” element to you?

If you are looking for a Murphy bed for a tiny house or small apartment, and want to get the most out of your room – you might consider getting a custom-made Murphy bed, with a thin mattress, in order to save some space.

It is possible to build a Murphy bed that’s only 5-10″ deep. Our mattress is only 4″ thick, as we like our mattress hard, so our bed system doesn’t take up much space of the room. We flip it up everyday, as the room is also used for several other purposes than sleeping: Working, sewing, eating, playing music etc.

Thin mattress = slim design

murphy-bed-closed

We have chosen a thin mattress to make the Murphy bed system as slim as possible. Beside the actual bed we have storage on the right and the closet on the left (that yet has be painted white) contains all of our clothes.

What if I really want a thick mattress?

If you enjoy sleeping on a thick and soft spring mattress with a nice top mattress, you should totally go for that. As mentioned above most Murphy beds can fit an 11″ mattress, and you can easily get the same comfort level from a Murphy bed as you get with an ordinary bed.
That means that there is not really any difference between the thickness of a mattress for a Murphy bed and a mattress for a normal bed.
But be sure to check with with the store before you buy, to make sure the bed can fit a thick mattress, if that’s what you want 🙂

Check here if you need to find out how to find a good mattress.

Are Murphy Beds Comfortable?

We often get asked if Murphy beds really are comfortable, so we decided to shoot a video about it. We have been sleeping in a Murphy bed for half a year now, and we have seen lots and lots of different designs and models.

People often wonder about how good the mattress is, and whether or not you can install a spring mattress in a Murphy bed. Maria is answering all these kind of questions, and you can see exactly how this Murphy bed is constructed, and learn about mattresses for Murphy beds and comfort.

Click below and get the answers.

Ever since building our Murphy bed people have asked me: Are Murphy beds comfortable? and my answer is Yes they are – very comfortable. WE actually used the same mattresses from our old bed, and we just cut of a little bit of in the width, because we wanted this bed to be a little narrower.

We used a 4” hard-foam mattress, you can see it here in the bed frame. We cut of a little bit of the foam of one mattress to make it fit.

I think a lot of Murphy beds have space enough to put in a standard spring mattress. I chose to use the space in here for storage instead of a higher mattress, but you can absolutely do it, if you want a spring bed.

It’s no problem at all, you just loose a little storage space. For me it is just as comfortable.

On top of that I tried to do the design in a way that I would really love it. Sometimes I feel like I am in a fancy hotel, because I have my polstered head board, my small bed lamps etc. so I feel very comfortable.

Even more comfortable than before. If you are worried about it just give the design a little extra touch, and you’ll be good to go.

In the beginning one thing did bother me a little. I was scared that the weight from the pistons would pull down the frame of the bed – that it would collapse on me and put me in a bed sandwich.

But it has not been a problem, as it is mounted really well into the wall, so it’s completely stuck and not going anywhere. My fears have evaporated, and now it’s just perfect, so Yes, Murphy beds are comfortable.

High end murphy beds

We have tried to gather some of the more well-designed high end Murphy beds, to inspire you before you choose a design for your Murphy bed. Some are available in the U.S, while others are from Europe, Asia etc.

We have tried to put in links to the models that are available for shipping in U.S.

Designs from Italy

This next bed system is made by Clei.it (Italian website), and we have found it on the European market for approx. $6,000 (!), so this is a very expensive and extremely high end Murphy bed – and it doesn’t say whether the price includes shipping.

It is cleverly designed, and when the bed is in upright position you have a dining table popping up, which will seat up to 5 adults with plenty of space.

New market for high end Murphy beds

Murphy beds used to be hidden away in basements, offices, guest rooms etc. but today they often find their way into our living space. Instead of being used solely as guest beds, a lot of people use Murphy beds in small apartments, to be able to use the room for other purposes than sleeping.

This can save you a lot of money on rent, as you can choose to live in a smaller apartment, and those money can be invested in good high end design.

Exclusive space saving furniture is popping up here and there, and we certainly believe there is a good market in the future for exclusive and well designed bed systems!

Our Murphy bed (with cabinets behind the bed)

A few years ago, we built our own Murphy Bed, because we wanted to utilize our space as well as possible.

We decided to film it, and post it on Youtube, and it turned out that people really liked it, so we decided to create an easy step-by-step plan, to help others build the same project.

You can check out the video here:

As you can see we have built in storage behind the bed. The reason is, that we live in a small apartment with only two rooms, so we don’t have much space for storage.

Next to the bed we have a closet with our clothes, and we wanted the bed to flush with the closet. The bed itself is not so deep, so we decided to put shelves behind the bed, to make it deeper and become flush with the closets.

Maria has been drawing and sketching, and finally we came up with a design for our fold away double bed. It is mounted higher on the wall, to make is just as comfortable as a normal bed.

This Murphy bed is higher than standard Murphy beds, and has storage beneath the bed. Behind the bed you find two cabinets for storage. Closets besides bed (on picture) are not part of the plan.

The plan very thoroughly walks you through each step with more than 50 drawings and detailed explanations.

The materials for this project cost us $1,170 (incl. paint), and the hardware (pistons, mounting pieces etc.) we used can be found on this page …kit #2 two from left.

Specifications and dimensions

Dimensions:
Outer frame: H: 94 – 5/16” x W: 69”
Depth: 23-5/8”
Height: 16,5”
NB: If you buy the plan, you will get it in centimeters as well.

The hardware kit

We bought a hardware kit including pistons, mounting pieces and hinges. It cost $309.99, so it’s not super cheap, but it is solid quality, which is important. It is worth spending the extra dollars, on good quality that will last longer.

We have also made room for extra storage beneath the bed, in order to store all our stuff in this bespoke solution.

Whenever the bed is folded up, you wont notice it much, because it is flush with the closets.

Before we built this bed, we had a high bed with storage under it. We also built that ourselves, but today we rent our two of our four rooms, so we needed all the space we could get.

This double Murphy bed really works well, and we do fold it away almost every day – it only takes like 10 seconds!

Double Bed Headboard (open)

Head board (open)

Inside the bed we have a holstered headboard, that we can flip up and down. Behind it we have space for storage, and we have made it soft, so we can sit and read in the bed.

We use the storage inside the bed for stuff we rarely need – like winter clothing, Christmas ornaments, childhood memories and other good stuff.

Time frame for the project

It took us 3 days to do it (2 persons), but we didn’t work more than 4-5 hours pr day.

We have spent around $ 1,000 on materials, and when you think about the investment, it really makes a lot of sense to build a bed like this, especially when you need a 2-person bed that would otherwise take up lots of space.

This way you save a lot of space AND money – as you can live more comfortably in a smaller apartment.

Infographic: How much can you save with a Murphy bed?

We have done some research on how much you can save, if you skip one room in your apartment.

Even though its very simple math, we were really surprised by the result! So we decided to do a Murphy bed infographic, to visualize how much you can save, and what else you can do with that money.

We have used data from New York City, Paris and London, in order to get a good average amount of money you can save, if you live in one of the bigger cities in the world.

As shown above you can save $7.500… pr year! when you install a Murphy bed. That’s equivalent to a world around trip, two full months away from work or you can choose a two person 3-course meal at restaurants 3 times pr. week!

Yeah, but I don’t live in an expensive area!

The above numbers apply to apartments in an expensive city, but even if you live in a cheap area there are some serious bucks to be saved! The average cost of an extra room across the US is $190 pr. month – a lot less than $717 in New York City. But when you add up the cost pr. year it’s $2.280 pr. year.

And the best part is that you will save this money EVERY year, and the Murphy bed is a one-time investment!

How did we get to these numbers?

We went over to Numbeo and found the average cost pr. room in some of the major cities around the world. The site list the average price for a 1-bedroom apartment and a 3-bedroom apartment. We found the difference between these numbers to find the price for the 2. and 3. bedroom. We figures the 2. room is more expensive than the 3rd room, so we decided to price one extra room as 1/3 of that price.
